I'm in Florida, i need a tree that i can plant in my compound in this winter that will germinate.
 
Its the "in my compound" part that's throwing me. Is the plant going to live inside? Do you just want to start the seed inside? If its the latter, you can, with proper treatment, germinate just about anything. If its going to stay inside, I'd suggest you get a succulent.

You can get a ficus or a Dwarf Schefflera. Put them outside the compound in the Summer months and back inside in Winter. :) Trees enjoy the seasons of the outdoors so growing inside is way more difficult.
